About Rainham

Around 29,335 people. Rainham comes under Havering Council. Commercial and trade waste collections from the Ferry Lane and Fairview industrial estates; house and garden clearances on the semis and terraces off Upminster Road; builders' waste and fit-out clearances on the new-build schemes along New Road.

Rainham at a glance

Homes

Rainham grew outwards from its village. Roads laid out in 1880 were built with semi-detached and terraced houses, and after the First World War estates were broken up and plots sold to smallholders, leaving a mix of house types and plot sizes. South Hornchurch, in the Rainham post town, includes Orchard Village, built on the 1960s Mardyke Estate after six 13-storey blocks were demolished. New Green on Dunedin Road replaced two tower blocks with 197 homes, and Beam Park is a new neighbourhood off the A1306. Lift access and parking matter in the newer blocks.

Building work

Major construction follows the A1306, where the Rainham and Beam Park Housing Zone is planned to bring about 3,500 homes to a former industrial area, next to Beam Park on former car plant land. In the older streets the work is extensions and loft conversions. Rainham Conservation Area covers the village core around the Church of St Helen and St Giles and Rainham Hall, and Havering treats it as a priority conservation area, so external works need checking first. The A13 through Rainham is a red route, where red lines prohibit stopping.

Businesses

Town centre shops are on Upminster Road South and Broadway, within the historic core. The southern part of Rainham, towards the Thames, is an employment area inside the London Riverside business improvement district, with food processing, steel stockholding, warehousing and distribution. These sites produce pallets, packaging, metal and general trade waste. Run-down industrial and warehouse premises along the A1306 are being replaced by mixed-use development. Industrial premises generally have yards for lorries, whereas the village streets offer little room for loading.
