Everything people ask
How do you price a job?
Three ways. A few items: build a collection from the item list and our crew loads it. One £60 base fee covers the crew and van, then each item is charged at its collection rate, so a mattress is £35, a sofa £65 and a bin bag £5. Loading it yourself: book wait and load by the truck load and load it with our driver's help; a quarter load is £180 and a full truck £540. A clearance (a house, flat, garage, garden or office, or a big pile of rubbish): send a few answers and a photo and we send you a free estimate, usually the same working day. Online prices and estimates both include VAT. The price you book online is the price you pay, and anything extra on the day is agreed with you first. An estimate is based on what you tell us and your photos; if the job turns out different on the day, we agree any change with you before we start.
Who does the loading?
It depends which you book. On an item collection our crew loads it: leave it out the front or somewhere easy to reach, or add carrying out from inside at £72 an hour. On wait and load our driver brings the truck and helps, but you supply the help and do the loading, and the truck waits up to 15 minutes for a quarter load, 30 for a half load, 45 for a three-quarter load and 60 for a full load.
What if I have more than I booked on wait and load?
You choose the size and pre-pay for that space. The sizes shown are a guide only: we can't see your waste, so we can't be responsible if the size you pick turns out too small. The driver tells you when you've reached the space or the waiting time you paid for, and more of either is charged as an extra that you can pay for online on the spot. Extra space is £54 per cubic yard and extra waiting time £30 per 15 minutes. Buy more space or time.
Is there a base fee?
On item collections, £60 once per visit gets the crew and van to you; every item is then charged at its collection rate. The list price of an item is simply its rate plus that fee, so a mattress on its own is £95 and a second mattress in the same booking is £35. Wait and load, skips, skip bags and the grab lorry are set prices with no base fee.
Which days can I book?
Bookings are for Monday to Friday, except bank holidays. Item collections run on our Tuesday and Thursday rounds, booked by 4pm the working day before.
When do I pay?
Payment is taken by card when we confirm your booking, by phone or a secure payment link. Trade accounts are invoiced monthly on 14-day terms once agreed in writing.
What if I need to cancel a one-off booking?
Free cancellation up to 4pm the working day before. After that a £42 call-out (£35 + VAT) is charged, or the price of your booking if that is less, and if you've already paid we refund the rest. For a skip, once the lorry has left to deliver it, the wasted journey fee is £60 (£50 + VAT) instead of the call-out. Booked as a private person, not a business? You can also cancel within 14 days after the day you book. If you didn't ask us to come within those 14 days, cancelling inside them is free. If you did ask us, cancelling before 4pm the working day before is still free. After that we have started work on your job, so you pay the late cancellation charge above, and once the job is done you can't cancel it. Our terms say how, with a form you can use.
Are you licensed?
Yes. LM Waste Management Ltd holds Environment Agency upper-tier waste carrier licence CB/DU308513, carries £10m public liability insurance and issues a waste transfer note for every job, or a hazardous waste consignment note where the law needs one.
What can't you take?
Asbestos, clinical waste, loose chemicals and fuels. The exception is waste oil and contaminated fuel, which our oil waste service collects with a hazardous waste consignment note. Gas bottles: yes, we can take them. They're dealt with separately and priced by type, so tell us and we'll quote. Paint tins and fluorescent tubes are fine if you tell us in advance. Fridges and freezers are fine; they're priced separately because they have to be degassed, and those from a business come with a hazardous waste consignment note.
Rubbish Clearance: How is the price worked out?
From what you tell us. Tap a few answers about what's going and where it is, add a photo, and we send a free estimate that covers our crew, the truck and disposal. Only a few things? Build your own collection from the item list and pay online. Got help to load it? Wait and load is a set price by the truck load.
Rubbish Clearance: How quickly can you come?
We usually price it within a few hours in working hours, and on most Essex postcodes we can clear it the same or the next working day.
Rubbish Clearance: Do I need to bag everything up?
It helps, and the form asks whether it's bagged. Furniture, appliances and bulky items go as they are, and we can bag loose waste for you.
Skip Hire: Which skip size do I need?
4-yard for small bathroom strip-outs, 6-yard is the most popular, for a typical kitchen rip-out or large garden tidy, 8-yard for full renovations or builder use. Call us if you're not sure.
Skip Hire: Can I put it on the road?
Yes, with a council permit, which we apply for. Permits are priced on enquiry: ask us online and we'll confirm the cost for your street before you book. On your drive, no permit is needed.
Skip Hire: What happens if I overfill?
Skips must be loaded level with the rim, because an overloaded skip can't legally be lifted. If it's overfilled, the driver levels it and leaves the excess with you.
Man & Van: How is a man and van different from a skip?
Nothing sits outside your house, there's no permit, and our crew does the lifting. You pay for the items you send rather than a whole skip.
Man & Van: Why does the licence matter?
If your waste is fly-tipped, you can be fined even though you paid someone to take it. A registered carrier and a transfer note are your proof you did it properly.
Man & Van: How much fits in the truck?
A full truck is about 14 cubic yards, roughly two 6-yard skips. If you have that much and people to load it, wait and load by the truck load usually works out cheaper than listing every item.
House Clearance: How do you handle sentimental items?
We walk the property with you (or your representative) first and flag anything that should stay. Nothing leaves without sign-off.
House Clearance: Can you do it without the family being there?
Yes, it's common for probate. We work to a written brief, take photos, and provide an inventory on completion.
House Clearance: Do you handle hoarder houses?
Yes. We've cleared properties from a single room to a full hoarder house: discreet, no judgement, and a free estimate after a walk-through.
Wait & Load: Who does the loading?
You do, with our driver helping. Have the waste ready and enough people on hand for the amount. The set prices are worked out on that basis.
Wait & Load: How long does the truck wait?
Each size has a maximum waiting time, shown with its price: the bigger the load, the longer you get, up to an hour for a full load. Need longer? Add extra waiting time when you book, or buy it online on the day.
Wait & Load: What if I want you to do the lifting?
Then book a collection instead of wait and load: list the items and bags and our crew loads them (carrying out from inside is by the hour). That's priced per item: see single item and bag collection. For a bigger clear-out, ask for a rubbish clearance estimate.
Wait & Load: Is it cheaper than a normal skip?
Often yes, once you factor in the council permit and the lamps and cones a road skip needs.
Wait & Load: What if I have more than I booked?
The driver tells you when you've reached the space or the waiting time you paid for. You can then buy more space by the cubic yard, or more time, online on the spot and carry on loading. The sizes on this site are a guide only, so the choice of size is yours.
Wait & Load: What if I can't fill the truck?
You pre-pay for the space you book, so unused space isn't refunded. If you're between sizes, book the smaller one and top up on the day if you need to.
Grab Hire: How much does a grab lorry take?
About 16 tonnes or 14 cubic yards per load, roughly two and a half 6-yard skips, loaded in ten minutes.
Grab Hire: Where does the pile need to be?
Within about 6 metres of where the lorry can stand, with no overhead cables. The grab reaches over walls, fences and hedges.
Grab Hire: Grab or skip?
For heavy waste in bulk, a grab is cheaper per tonne and there's nothing left on the road. For waste that builds up over days, a skip.
Garden Clearance: Do you remove tree stumps?
Surface-cut stumps yes; full grind-out we sub to a tree surgeon partner and roll into one estimate.
Garden Clearance: Can you take soil and turf?
Yes. Tell us roughly how much in the form and it goes into the price. In bulk, a grab lorry or wait and load can work out cheaper, and we'll say so. Clean topsoil and turf are recycled where possible.
Garden Clearance: What about garden chemicals or old paint?
Garden chemicals aren't on the standard service: call us and we'll arrange compliant hazardous-waste disposal. Sealed paint tins are fine if you tell us when you ask for the estimate.
Builders Waste: Can you clear the site while we work?
Yes. Most builders book a regular slot, for example every Friday afternoon, so the site starts each week clear.
Builders Waste: Do you offer trade accounts?
Yes: monthly invoicing, one transfer note per visit and a statement for your accountant. Ask for a trade account when you book.
Builders Waste: Plasterboard?
Fine, bagged separately. It can't be mixed with other waste by law, and mixed loads cost more to tip.
Site Clearance: What counts as site clearance?
Removing everything that shouldn't be there before the next stage: vegetation, rubbish, rubble, old sheds and fencing, and anything dumped. It stops short of groundworks such as digging footings or laying drainage.
Site Clearance: Do you bring machinery?
A grab lorry for soil, hardcore and bulk green waste, and a caged truck with a crew for everything else. For larger sites the estimate includes an excavator.
Site Clearance: Can you clear a site we can't get a lorry onto?
Usually. The crew barrows waste out to the road, and the grab reaches about 6 metres over a wall or fence.
Demolition: Do you handle asbestos?
We arrange a survey first. Any licensed asbestos work is carried out by our HSE-licensed partner before we go in, and we'll roll it into one estimate so you only deal with us.
Demolition: Do I need planning permission?
Most domestic outbuildings and garages don't, but you usually need to notify the council before demolition. We'll tell you what's needed and can submit the notification for you.
Demolition: How long does a job take?
A single garage is typically a day. A conservatory or large outbuilding 1–2 days. Full structural jobs we'll programme during the site visit.
Commercial Waste: What's a Waste Transfer Note?
It's the legal record of waste handover under Duty of Care regulations. Every business that produces waste is required to keep them for two years, and we issue one on every commercial job.
Commercial Waste: Do you do confidential waste?
We partner with a licensed shredding provider for confidential paper, and we can quote it as part of your monthly contract.
Commercial Waste: Can I have a regular collection day?
Yes. Most clients are on a fixed weekday so they can plan around it.
Office Clearance: Do you clear outside office hours?
Yes. Weekday evenings are standard for office work, and we book the goods lift and loading bay with building management.
Office Clearance: What happens to the furniture?
Anything in good condition goes to reuse partners and charities first. The rest is broken down for metal, timber and plastic recycling.
Office Clearance: Can you handle confidential waste?
Data-bearing IT is wiped or physically destroyed and recorded on the transfer note. For bulk paper shredding we arrange a certified shredding partner.
End of Tenancy: Do I need to be at the property?
No. We collect keys, clear, photograph and return the keys. Most agents never attend.
End of Tenancy: Will the invoice work for a deposit deduction?
It's itemised, dated, and carries the property address and photos, which is what the deposit schemes ask for.
End of Tenancy: Can you also clear the garden and garage?
Yes, on the same visit and the same invoice.
Garage Clearance: How long does a garage clearance take?
A single garage is usually under an hour once the crew is there.
Garage Clearance: Can you take paint and chemicals?
Sealed paint tins, yes, when you tell us at booking. Engine oil and other waste oil go through our oil waste service, with a hazardous waste consignment note. Unlabelled chemicals need describing first so we send them to the right place.
Garage Clearance: Will you clear it if I'm not there?
Yes. Leave it unlocked or the key with a neighbour, and we send before-and-after photos.
Fly-Tipping: Who is responsible for fly-tipping on private land?
The landowner or occupier. Councils investigate and may prosecute, but they don't remove waste from private land.
Fly-Tipping: Should I report it first?
Yes, report it to the council so it's logged, especially if you can see who dumped it. Then have it cleared before it attracts more.
Fly-Tipping: Can you stop it happening again?
Clearing quickly is the best deterrent. We can also put a site on a regular check with an agreed price per visit.
Roll on Roll Off: Do I need site access?
You'll need a flat area of at least 12m x 4m with overhead clearance. We'll do a site check before first delivery if you're unsure.
Roll on Roll Off: How do I book a swap?
Existing account holders: one call or email and we'll schedule the next working day. New customers: we'll set up an account at the first booking.
Roll on Roll Off: Can it hold heavy waste like concrete?
Yes. The 20-yard is for heavy inert waste and the 40-yard for bulky, lighter waste, with the 30-yard in between. The sizes are a guide only: you choose the size.
Skip Bags: How full can I fill the bag?
To the top edge, not heaped. Heavy waste like soil should stop at the marked line so the crane can lift it safely.
Skip Bags: Where can I put the bag?
Anywhere on your own land within about 4 metres of where the lorry can park, such as a driveway or front garden. Not behind a fence or wall, and not on the road, pavement or grass verge, which need a licence.
Skip Bags: How long can I keep it?
As long as you like. Call or message when it's full and we collect within five working days, often sooner.
Mattress & Sofa: Do I need to leave it outside?
It's best if you can. Prices are for items out the front or somewhere easy to reach. If it's inside, we can carry it out: add carrying out when you book, charged by the hour. Inside collections need an adult present.
Mattress & Sofa: Are mattresses recycled?
Where possible. Clean, dry mattresses go to a recycling facility; damaged or wet ones go to energy-from-waste.
Mattress & Sofa: Can you take a sofa with a bed inside?
Yes. Sofa beds and bulky armchairs are on the item list with their own prices.
WEEE & Appliances: Can you take a single fridge?
Yes. A single fridge is an item collection, priced per item and collected on our Tuesday and Thursday rounds.
WEEE & Appliances: Do I get a WEEE certificate?
Available on request, which is useful for businesses or anyone needing proof of compliant disposal.
WEEE & Appliances: Do you wipe IT equipment?
We partner with a certified data-destruction provider for IT: wiping and a destruction certificate on request.
Oil Waste: How do I store waste oil until you collect?
In a sealed, labelled container on a bunded surface or drip tray, away from drains. We can leave a drum or IBC for you.
Oil Waste: Do I need a hazardous waste consignment note?
Yes, for engine oil, coolant and contaminated fuel. We produce it and you keep your copy for three years. Cooking oil isn't hazardous but still gets a transfer note.
Oil Waste: Do you pay for used cooking oil?
Clean, uncontaminated cooking oil in volume can be collected free and sometimes paid for, because it's refined into biodiesel. Ask when you book.
