Waltham Abbey at a glance

Homes

Waltham Abbey's old centre around Sun Street, Market Square and Highbridge Street lies within a conservation area of about 36 hectares containing 49 listed buildings, where plots are tight and Sun Street is closed to traffic. Residential estates such as Ninefields and Roundhills lie beyond the centre; at Roundhills, 28 terraced houses for affordable rent have been built on a former swimming pool site. Hamlets including Upshire, Sewardstone and High Beach are spread through the surrounding forest and valley. Loading is simpler on the estates than in the centre, where vehicles cannot always reach the door.

Building work

The main growth area is Waltham Abbey North, where a strategic masterplan endorsed in November 2025 provides for at least 740 homes and a local centre near Crooked Mile and Galley Hill Road, with an outline application for up to 400 dwellings submitted for the eastern part. Within the town, council-led infill has taken place at Roundhills. The conservation area around Sun Street, Market Square and Highbridge Street constrains alterations to older buildings, and because Sun Street is pedestrianised and the square hosts a market on Tuesdays and Saturdays, skips and deliveries need alternative access.

Businesses

Sun Street, a pedestrianised shopping street, and Market Square, with its Tuesday and Saturday market, form the centre of Waltham Abbey, close to the Abbey Church. Highbridge Retail Park, at the junction of Highbridge Street and Meridian Way, holds larger stores. Industrial and distribution premises are concentrated on the Brooker Road estate off Cartersfield Road, at Meridian Business Park on Fleming Road and at the Waltham Point distribution depot. Businesses here produce packaging, pallets and trade waste, while town-centre premises have to be serviced without driving along Sun Street.
